Covering over 251,000 square feet, this 7-storey reinforced concrete building is located on the site of the legendary old drive-in park on Pierre-Perrault Street in St-Nicolas. With its 152 rental condos, underground parking and two large outdoor parking lots, this high-end construction offers an inspired architectural design and a concrete structure offering optimal soundproofing. The apartments offered include one to three bedrooms and are distinguished by exceptional natural light, a modern ultra-cozy kitchen, nine-foot ceilings and a contemporary bathroom. Taking advantage of the mastery of construction techniques, several concrete surfaces remain visible, thus combining a feeling of security with the unique character of the dwellings. The spacious covered balconies allow you to live outside all year long, while the indoor parking lots provide users with peace of mind. A fully equipped gymnasium and a large salt-heated swimming pool are also available to users. The outdoor facilities also include a 50,000 square foot public park and gathering places such as an ice rink and a terrace with pergola and brazier.
As naturally present on the site, the soils in place consisted, on the surface, of a layer of soil capable of liquefying in the event of an earthquake and, in depth, of a layer of clay which considerably limited the bearing capacity. The soil improvement method used eliminated the potential for liquefaction and tripled the load-bearing capacity over the entire building area. Unlike pile projects, which offer very little flexibility to projects carried out in Fast-track mode, the structure of the building made it possible to better serve architectural needs, and therefore to improve, throughout the design process, achievement of client objectives.
